Part "L" compliant hinge down loft hatch is the ultimate simplistic design for the contemporary modern house.
With an ultra smooth white maintenance free finish, the loft access hatch requires no painting and projects into the ceiling space a mere 7mm.
Once the drop down loft door is fully open, it has a large clear opening of 630mmx533mm. This will assist if you have a requirement for storing bulky items in the loft space, such as suitcases and large boxes.
The loft ladder hatch is insulated with a massive 105mm of EPS insulation to comply with up to date building regulations Part L1a.

The FD35 loft trap has concealed hinges. In addition, the flush lid to frame contribute towards its unobtrusive look.
The loft door has a neat quarter-turn catch with an integral chamfer for a smooth closing action. A key lockable version (FD35L) is also available. However, a lock can be purchased at a later date, for retro fit if required.
In addition to the draught seal between the frame and lid, the FD35 loft hatch has an extra concealed draught seal between the frame and ceiling. This virtually eliminates warm air and vapour leakage, it also assists with decorating of the ceiling up to the edge of the frame.
The ceiling cut out (trim) size for the loft hatch inner frame is 760mm x 560mm.
The ceiling hatch is easy to fit, weighing only 3.2kg, with flexible fixing tabs to eliminate twisting from over tightening.

The FD35 plastic ceiling panel box packaging is made from 100% recycled material and is 100% recyclable.
The loft access door has no fine pimples or rough texture prone to collecting dust, just a smooth wipe down surface.
